Engineered Plot Plans
Based upon city requirements and provided architectural and property information, Proterra prepares engineered plot plans that meet building code criteria and master planned grading and drainage plans from the city’s approved subdivision construction drawings. The engineered plot plans show property lines, lot dimensions, locations of curb/gutter and sidewalk, easements, building setback lines, house footprint and plan number (provided by builder), setback dimensions to the property lines, existing spot elevations on the property corners, existing contour lines, finish ground elevations and contour lines as needed, grading arrows with slopes, driveway slope, top of footing wall elevation, garage floor elevation, and finish floor elevation.

House Stakeouts
Based upon the approved plot plan, Proterra provides construction survey stakes for each actual house corner and the house footprint is painted on the ground. Offset stakes to the four main house corners are also provided and remain in place for the footing and foundation crew, etc. A grade stake for the top of the footing wall elevation is also provided.

Landscape Plans
Based upon the approved plot plan, homebuilder input, and city requirements, Proterra prepares a landscape plan that shows property lines, location of curb/gutter and sidewalk, house footprint, and all necessary callouts for a planting plan. The plan clearly shows separation between sod and shrub beds with the required tree and shrub locations, calling out the botanical and common name along with the quantity and size of each plant. An Irrigation plan can be prepared if required.

Lot Grade Certifications
Proterra conducts a site visit to measure and record the final lot grading. The lot grade certification is based upon building code parameters and the city approved engineered plot plan. An as-constructed grading plan is prepared to document the measured and observed lot grading. The as-constructed grading plans typically show lot property lines, locations of curb/gutter and sidewalk, the house footprint, surveyed spot elevations on the property corners, and grading and drainage arrows with slopes adjacent to the foundation walls and along lot lines. The plan is certified and stamped and signed by a professional engineer. Homebuilders regularly include the lot grade certification in the closing documents to the home buyer.
